STEP 0 – Define

This is what must happen BEFORE you even start your project (hence step 0!). We’ll go through how to establish a strategic definition of what you want to achieve. Most people miss this step and it is critical. Here you’ll learn how to write a brief business case to explain your project to get others interested.

STEP 1 – Diligence 

This is all about your preparation & briefing. Stage 1 is about developing the detail of the brief and making sure that everything needed for the design process is in place before Stage 2. This includes ensuring that the brief can actually be accommodated on the site. We will go through your Project Brief, Project Budget, Responsibility Matrix, Procurement Strategy and Site Information.

STEP 2 – Design 

Stage 2 is about getting the design concept right and making sure that the look and feel
of the building is proceeding in line with the client’s vision, brief and budget. Concept design is about getting the external look & feel right, as well as the right amount of information to reduce risk in regard to S106 and CIL. You’ll need a Project Strategy, Outline Specification and Outline Cost Plan (don’t worry, you’ll get example docs!).

STEP 3 – Deal

The purpose of Stage 3 is to spatially coordinate the design before the focus turns to preparing the detailed information required for manufacturing and constructing the building. Getting the deal is not just agreeing a price like taught in most courses. This is about planning, cost plans, and outline specs. Get this bit wrong and the deal is gone.

STEP 4 – Detail

Stage 4 is about developing the information required to manufacture and construct the building. This requires information from the design team and the specialist subcontractors employed by the contractor, regardless of which procurement route is used. We will also cover the importance of having a Construction Phase Plan.

STEP 5 – Deliver

By this point we are into the manufacturing & construction. This is pre-contracts, procurement, contracts and more. It might sound heavy on contracts & sourcing (and it is) but you’ll learn how you won’t personally be doing them, but leveraging the people you need to get it done right.

STEP 6 – Demonstrate

This is where it gets really real. The building is handed over, and practical completion & insurance changes done. Your goal here is to achieve it on budget, on time, with great quality… and if you’ve done the previous steps, that should be what you get!

STEP 7 – Deploy / Dispose

This is another step many skip but this is where you get complete peace of mind. Health & Safety, time, quality and cost allow you to deploy or dispose of the project, acheiving your initial goals.
